What a new-build garden usually looks like
Most new homes are handed over with the garden left as it was after building.
- Builders' leftovers. Bits of brick, block and packaging mixed into the soil.
- Compacted ground. Soil pressed hard by site traffic, so water sits on top.
- Thin topsoil. Often a light layer over clay, which is common across West Yorkshire.
What a new-build quote covers
- Surface debris and stones picked out
- Compacted ground broken up
- Topsoil added where the layer is thin
- Levelled and firmed
- Fresh turf laid and watered in

Questions about your new garden
Should I wait for the ground to settle?
There's no need. With good preparation, turf can go down soon after you move in.
